Real Estate Transactions
Valdes Law Firm, P.A. represents buyers, sellers, brokers, and developers in a variety of residential and commercial real estate matters, including, but not limited to, contract negotiations, drafting of purchase and sale agreements, preparation of lender documents, preparation of seller’s documents, title examination, and providing title insurance. We also work with homeowners who are seeking to refinance their current mortgage.
Making the decision to buy real property, either for residential or business use, is a big step. For many, purchasing a home is the single largest investment they will ever make. We pride ourselves in guiding buyers throughout the entire purchase process to make sure that each and every buyer that we represent fully understands the process of purchasing real estate and fully understands what exactly the buyer is acquiring. Throughout the process, we also help keep clients away from pitfalls which unrepresented buyers are prone to fall.
In order to make sure that you are making a sound investment, and the best investment possible for you, it is critical that you engage the services of a real estate attorney who can fully inform you of any defects, legal encumbrances, liens, title issues, and any other issues that the property may have that may not be apparent to someone who is not experienced in real estate transactions. Many legal questions arise in any given real estate transaction and if you don’t understand the ramifications of your actions or inactions, you can find yourself in trouble. It is important to note that a Realtor is not an attorney and cannot provide you with legal advice. The only one who can provide you with legal advice regarding your real estate transaction is an attorney. This is why having an attorney by your side as you make what’s possibly the largest purchase of your life is so important.
Nothing can be worse than buying a property only to later find out that the title is defective. This can lead to costly, and oftentimes, very lengthy litigation. In order to avoid this, Valdes Law Firm, P.A. provides title examination and title insurance for our commercial and real estate clients. The purpose of title insurance is to protect the buyer and the lender against loss from defective titles, liens, and encumbrances. We conduct an extensive search of the public records to make sure that there are no adverse claims to our clients’ interests. If we find that there are adverse claims or other defects in title, we seek to eliminate them prior to closing. By taking care of any liens or any other defects in title prior to closing, our clients save thousands in legal fees and also have the peace of mind that they have marketable title to their property.
Valdes Law Firm, P.A. services clients throughout the State of Florida. We are located in downtown Ft. Lauderdale, but are willing to travel to our clients for real estate closings.
